RESTUMPING - REBLOCKING - UNDER-PINNING - FOUNDATIONS - MELBOURNE

House & Commercial Restumping Faq’s

Q. What is the difference between reblocking and restumping ? A. Your doors and windows may not operate properly as they may no longer be square. Cracks in interior walls/ceilings and brickwork may be a sign of the house ‘sinking’. Spongy and noisey floors may also indicate that the bearers have separated from rotted or sunken stumps. Q. How do I know my home needs reblocking Restumping? A. If your home was built before the1960’s and 1970’s still has its original timber stumps you may need restumping sometime soon. Signs your home needs restumping include cracked interior and exterior walls, sticky doors or uneven floors. Q. My home is only resonably new and has developed cracks in the interior walls. Doors are also starting to move. Does it need restumping ? A. Not necessarily although it is a good idea to get professional advice. These faults can be caused by the clay soils, causing movement in the foundations. Because your home is new it will probably have concrete foundations, which typically last a lifetime. The bad news is that your home may need to be re-levelled to bring it back up to its original levels. Metro Restumping and Underpinning can give you a full report of the problem and your options for the best solutions. Q. I have noticed cracking in my external brickwork. What can I do ? A. Get in touch with Metro Restumping for an easy and obligation free quote. Q. What is underpinning ? A. Underpinning is a process used to relevel a wall that has suffered structural movement due to the failure of your foundations. It involves digging under an existing footing to see the damage. Usually it’s cracking in the footing. Once the problem is identified, new concrete footings are inserted under or around the old foundation to stabilise the soil and support the original footing and fix the wall and floors to their original levels. Q. We’re planning a renovation and repair. Should I have the stumps replaced ? A. Planning a renovation or extension to your home, it is always a good idea to address any sub-floor or foundation issues at the same time. Combining all the works into the one project at the same time may also save you time, money and pain. Q. Will you need to remove my floors to replace the house stumps ? A. In most cases restumping a house can be achieved without the need to remove inside floors as long as there is at least accessible clearance between the ground and the floor. Should your floors require removal, reinstating them is usually simple. We can discuss your options during our free quotations. Q. How long does house restumping take ? A. In most cases reblocking takes between 3 to 9 working days. If the works do not require removal of the floor you won’t even notice we’re there. Q. During & After Cleanup & Tidy? A. At Metro Restumping we ensure & are committed to leaving your site in a clean and in tidy state. We will remove and tidy the work area prior to completing and leaving our job.
